Inventory

The inventory describes the condition of the property and its contents at the start of the tenancy. Our reports present the information in a simple and clear table format on a room by room basis. The report includes details of walls, windows, ceilings, doors, lights, floors, heating, garden and other aspects of the property including the furnishings and contents. The report comes complete with digital photographs and we keep an archive of additional photographs in case they are required in the future.

Check-in report

A check-in report is a detailed report of the overall condition and cleanliness of the property at the start of the tenancy. We take meter readings and note any discrepancies of the inventory. During a check-in, the clerk will attend the property, jointly sign the check-in report and present the keys.

Check-out report

The check-out report is a detailed comparison of the conditon of the property at the beginning and end of the tenancy using the check-in / inventory with reference to agreed works and changes to the property during the tenancy. We record the utility meter readings, take the keys of the property and present the report to the tenant to sign at the end of the inspection. This is an important report because it will be the basis for assessing the reasonable charges for making good any cleaning or damage to the property and furnishings.

Quarterly inspection / Interim report

A quarterly inspection report is a detailed report of the overall condition and cleanliness of the property during the course of the tenancy, noting any disparity with the state at the start of the tenancy. These reports provide peace of mind for landlords that their properties are being maintained in a good state and help to identify issues that may arise at an early stage.
